While regulatory bodies specify maximum exposure limits for hazardous contaminants (such as asbestos, lead, and silica), Synchron Demolition treats these limits as a absolute maximums, not targets. We utilize advanced engineering controls including HEPA-filtered negative air units and airtight poly-containments to move as close to a zero-exposure goal as technologically possible.

3. Regulatory Compliance & Licensing

Synchron Demolition operates in full compliance with the latest British Columbia safety mandates, specifically those introduced on January 1, 2024.

3.1 Abatement Licensing

  • Licensed Abatement Contractor: Synchron Demolition holds a valid license to perform asbestos abatement in British Columbia.
  • WorkSafeBC Good Standing: We maintain active registration and an exemplary safety record with WorkSafeBC.

3.2 Personnel Certification

  • Certified Surveyors (Level S): All pre-demolition hazardous materials surveys are conducted by staff holding Level S Surveyor certificates.
  • Certified Abatement Workers: Every member of our abatement team holds valid mandatory safety certificates (Levels 1, 2, or 3) required for handling toxic substances.

4. Specialized Hazard Management

We maintain expert-level protocols for the mitigation of the “Three Great Risks” in demolition:

  • Asbestos: Management of both friable and non-friable materials. We identify and mitigate over 3,000 potential sources of asbestos fibers.
  • Respirable Crystalline Silica: Implementation of wet-cutting methods and HEPA-filtered local exhaust ventilation (LEV) for all concrete and masonry work.
  • Lead-Based Paint: Specialized removal using chemical stripping or HEPA-shrouded power tools to prevent the release of toxic lead dust.

5. The Synchron 5-Stage Safety Protocol

For every high-risk project, we implement a standardized, audited workflow:

  1. Qualified Site Inspection: Conducted by a Level S surveyor to produce a comprehensive Hazardous Materials Report.
  2. Exposure Control Planning (ECP): Creation of site-specific work procedures and filing the Notice of Project (NOP) with WorkSafeBC 48 hours prior to work.
  3. Airtight Containment: Installation of 6-mil poly-sheeting barriers, glove bags, and negative air pressure systems (maintained at ~5 Pa differential).
  4. Air Quality Monitoring: Continuous occupational and ambient air sampling conducted by independent third-party laboratories.
  5. Final Clearance: Post-abatement visual inspections and air clearance testing to ensure fiber counts are below 0.02 f/mL before issuing a Clearance Letter.

6. Waste Handling & Environmental Protection

  • Containment: All hazardous waste is double-bagged in 6-mil thick, labeled poly bags.
  • Decontamination: Multi-room shower facilities are utilized on high-risk sites to ensure no fibers leave the work zone.
  • Legal Disposal: All waste is transported to authorized hazardous waste landfills in accordance with B.C. Ministry of Environment regulations.
