Asbestos Removal

If your property was built before 1990, there is a real chance asbestos is hiding inside it right now. At Synchron Demolition, our licensed abatement team (License No. AAL-00001079, WorkSafeBC Account 200694193) has spent over a decade removing asbestos from homes and commercial buildings across Metro Vancouver. If you are in North Vancouver specifically, our asbestos removal service in North Vancouver is available 24 hours a day, 7 days a week.

What Asbestos Removal Actually Involves

Asbestos removal is not a single task. It is a regulated, multi-stage process that requires certified personnel, containment equipment, and approved disposal at a licensed facility. Every project follows WorkSafeBC guidelines from start to finish.

The process breaks into four distinct phases.

Testing and assessment is where every project begins. Samples are collected and analyzed using polarized light microscopy to confirm the presence of asbestos-containing materials (ACMs). Our certified team prepares a full Hazmat report that meets WorkSafeBC submission requirements. Learn more on our asbestos testing page.

Containment and preparation comes next. The work area is sealed with polyethylene sheeting and placed under negative air pressure. HEPA filtration units run continuously throughout the job to prevent fiber migration to adjacent spaces.

Removal follows once containment is confirmed. ACMs are wetted to suppress fiber release, then carefully removed by hand and double-bagged in labeled, approved containers. No shortcuts. No dry demolition in contaminated areas.

Clearance and disposal closes out the project. The area undergoes a thorough visual inspection and, where required, air monitoring to confirm clearance. All waste is transported to a licensed hazardous waste facility.

Where Asbestos Is Commonly Found

Asbestos was used widely in Canadian construction from the 1950s through the late 1980s. In Metro Vancouver, properties built during that period can contain asbestos-containing materials (ACMs) in several locations, each requiring a different removal approach.

  • Popcorn ceiling removal: stipple and textured ceilings applied before 1990 are one of the most common sources of chrysotile asbestos in residential properties across Vancouver and North Vancouver.
  • Vermiculite removal: attic insulation installed before 1985 is presumed to contain amphibole asbestos if it originates from the Libby, Montana mine, which supplied most of the North American market.
  • Asbestos insulation removal: pipe wrap, batt insulation, and spray-applied fireproofing in attics, crawlspaces, and mechanical rooms are common ACM locations in pre-1990 buildings.
  • Asbestos drywall removaljoint compound, texture coats, and patch layers applied before 1990 frequently contain asbestos, even when the drywall board itself does not.
  • Stucco removal: exterior and interior stucco finishes from the pre-1990 era often contain chrysotile, which becomes friable when the surface is disturbed during renovation.
  • Marine asbestos removal: ships, docks, and marine structures built before 1990 routinely used asbestos in insulation, gaskets, and fire-resistant coatings.
  • Industrial asbestos removal: older factories, warehouses, and processing plants typically contain asbestos in boiler insulation, pipe chases, and structural fireproofing.

Frequently Asked Questions

Yes. WorkSafeBC requires a written report identifying ACMs before any demolition or renovation that may disturb suspected materials. We handle the testing as part of our full-service process.

In most cases, occupants should vacate the immediate work area and, for larger jobs, the property. We will advise you specifically based on the scope of your project.

A single-room job typically takes one to two days. Whole-home abatement before renovation can take three to five days depending on the number of ACMs identified.

Pricing depends on the type of material, the square footage, and the access conditions. We provide free, itemized quotes with no obligation.
